At the April 21, 2026 meeting, the Crystal Lake City Council approved a purchase and sale agreement (“PSA”) with the Northern Illinois Medical Center, to acquire the 8+ acre property housing the former Healthbridge facility, as well as two nearby vacant parcels of 4+ and 2+ acres, respectively. The PSA launches a 180-day due diligence period, allowing a thorough evaluation of the use of the property for potential public benefit. The City has not made a final decision regarding the usage of the facility or property. This decision will be based on future Council action and public discussion. Assuming that the City’s due diligence inspections confirm that the properties can be effectively used for the community, the purchase should close in the Fall 2026.
Property History
The Crystal Lake Healthbridge facility opened to the public in the early 2000s and closed in late 2022. The current building is 85,000 square feet. The two nearby parcels are vacant.
Due Diligence: What Will be Evaluated?
The due diligence period is designed to give the City a comprehensive understanding of the property’s condition, environmental profile, and long-term capital needs. This work will be funded through the City's existing capital improvement program budget for fiscal year 2026.
Upon completion, staff will prepare a comprehensive due diligence report for the City Council summarizing findings, identifying potential risks, and outlining recommendations regarding acquisition and future capital planning.
