Plan Review

Required Inspections
For residential projects, the required inspections are listed on the information sheets found on these pages:
Residential
Miscellaneous

For commercial or industrial projects the inspections typically required are listed on the following documents: 
Inspections List - New Commercial
Inspection List - Commercial Interior Alteration

For demolition of most structures the required inspections are listed on the Inspection List - Demolition document.

Scheduling
Inspections can be scheduled by phone at (815) 356-3605, or in person at City Hall. Please do not leave inspection requests on voice mail, as there is no guarantee the request will be received. Inspectors will not take inspection requests in the field.

Inspections may be scheduled no later than 4:00pm on the business day before the requested time.

Requesting an Inspection
When requesting an inspection please provide the following information:

  • Permit number
  • Address (building site)
  • Business name (if applicable)
  • Type of Inspection
  • Date and time (a.m. or p.m.)
  • Phone number of requester

In-Progress Inspections

Certain projects require an in-progress inspection.  In-progress inspections are performed to ensure the proper installation of windows, doors, siding, and roofs.  An in-progress inspection is required to be performed during the early stages of the installation.  Windows and doors are inspected to ensure that the proper flashing is installed and that the manufacturers installation instructions are followed.  Roofs are inspected to verify that the ice barrier protection and underlayment has been installed correctly.  The number and type of roof vents are also checked for code compliance. 

It is the responsibility of the owner an the contractor to coordinate and schedule the in-progress inspection.  Every effort will be made to accommodate a request for an in-progress inspection.  Same day inspections will be accepted, and the inspection performed as quickly as possible.  However, to ensure timely inspections, all requests should be made 24 hours in advance.

Cancelling or Rescheduling an Inspection
You may cancel or reschedule an inspection no later than 9:00 am of the day requested. Inspections that are not ready at the scheduled time upon the arrival of the Inspector are subject to a $35.00 re-inspection fee. The re-inspection fee shall be received by the Building Division office prior to the next inspection.

Who Should Call?
It is the responsibility of the applicant to call for all required inspections. Required inspections and approvals are indicated on the permit card displayed at the job site.

All required inspections must be completed and approved before work on a project continues.

Finalizing Your Permit
All permits require a final inspection for approval.
