The Development Applications have been tailored to meet specific zoning requests and contain all the information you need to get your project started!  They have been categorized for easy reference into Resident and Business categories. A brief explanation for each type of request and the review process is also provided below.  All zoning requests can be processed concurrently.

  • Simplified Residential Variation
    The Simplified Residential Variation can be applied for by any existing single-family residence owner for lot area, lot width or setback variations.

  • Limited Uses
    A limited use is one which requires administrative approval based on specific criteria established in Article 2 of the Unified Development Ordinance (UDO). 

  • Subdivision
    There are three types of subdivisions: administrative, minor and major.  Approval criteria for each type is located in Article 5 of the UDO.  Administrative Subdivisions are permitted only when there is a minor reconfiguration of the land and no variations are needed.  Minor Subdivisions are allowed to create up to 10 lots and require no roadway construction.  The Major Subdivision process is required for all other subdivisions.

  • Special Use Permit
    A land use designated as a "special use" in a particular zoning district is one that is not permitted "by right" in the district, but might be permitted if certain standards are met. 

  • Planned Unit Development
    Planned Unit Developments are a type of special use permit intended to encourage unique and innovative development of land, typically for large projects like housing subdivisions, multiple buildings on a zoning lot or large commercial centers. 

  • Variation
    A Zoning Variation is necessary when a particular property cannot meet the Ordinance requirements, for example, lot, yard and setback requirements or parking requirements. 

  • Temporary Use Permit
    A Temporary Use Permit is required when hosting any type of event not customarily associated with your principal use. Examples include outdoor sales (sales of gardening products, outdoor arts and crafts shows, entertainment (live music or performers), parades, or other special promotions.

  • Rezoning
    Rezoning is required when you are seeking to alter the zoning district for the property. 

  • Annexation
    Annexation is the incorporation of land into an existing municipality, creating a change in the City’s boundaries.  

  • Comprehensive Plan Amendment
    A Comprehensive Plan Amendment is required when the Comprehensive Plan dictates a different land use than what is proposed and may need to be undertaken in conjunction with a rezoning request.

  • Right-of-Way Vacation
    A right-of-way vacation means the “public interest” in a City right-of-way is removed or vacated and it is relinquished to abutting property. The action is taken by City Council through an Ordinance, if it is determined that the right-of-way “is not required for transportation or public purposes” and the vacation is determined to be “beneficial to the public”.
